How do I sign in with Google?

Click "Sign in with Google" on the login page, choose your Google account, and you're in. You only need your Google name and email — Agent Optional never reads or sends email from your personal Gmail.

I see a 'Google hasn't verified this app' warning. Is it safe?

Accepted Answer

Yes. That screen appears while an app's OAuth settings are still finishing publishing. You can click 'Continue anyway' safely — it only grants your name and email. We removed the sensitive Gmail permission, so the warning disappears for everyone once publishing is complete.

I forgot my password / can't log in with email.

Accepted Answer

Use the magic-link option on the login page to get a sign-in link by email. If that doesn't arrive, check spam, or contact us via the form at the bottom of this page.

Question 4

How do I download my offer as a PDF?

Accepted Answer

In the Offer Wizard's review screen, scroll to the bottom-right corner and click "Download PDF Package". The package includes the addendum, disclosures, and all parties' info in one file.

How do I know when my co-buyer signed?

Accepted Answer

You get an email at every step: when the co-buyer signs, when the offer is delivered to the listing agent, and when the agent views it. Both buyers are copied on all notifications.

Can 3 or 4 buyers be on one offer?

Accepted Answer

Yes. Click "Add Additional Buyer" in the wizard and enter each buyer's name, email, and phone. Each receives their own signature request, and the package completes once everyone has signed.

How do I send the offer to the listing agent?

Accepted Answer

From the review screen, use the send/email step. The email goes out from Agent Optional's own address (offer@agentoptional.com) to the listing agent, CC'ing you and your co-buyer, with the signed PDF attached.

Can I run a CMA outside Massachusetts?

Right now Agent Optional only covers Massachusetts. We plan to expand to other states in the future. For out-of-state properties, ask your local agent for a CMA or check public records.

Where do the sold prices come from?

Accepted Answer

We show sales that were listed and marked Sold on the MLS. Private sales that never hit the MLS won't appear as comps — but you can manually add one in the CMA tool if you know of a relevant sale.

Is a CMA an appraisal?

Accepted Answer

No. A CMA is a market analysis tool to help estimate value and negotiate. A bank-ordered appraisal from a licensed appraiser is a formal, different process required for most loans.

What does 'Top Agents' rank by?

The panel ranks listing agents by recent closed sales volume in your area (last 18 months), with a small bonus for sales within a mile of your address and a capped price-ratio tiebreaker. It shows up to 4 individual agents and up to 3 teams.

The agent count says 37,570. Is that right?

Accepted Answer

Yes — that's the full roster of agents captured from MLS listings. It's refreshed periodically by re-sweeping the MLS by office.

How do I open an agent's listings?

Click "View Active / Pending Listings" or "View Sold Listings" on any agent card to open the detail overlay on that tab, with a map of their listings.

How do I add a co-buyer to my transaction?

Open the transaction and use the buyers section ("+" / Manage Buyers). Enter their name and email — they'll get an invitation to join and see the same documents and timeline.

Where are my documents?

All documents live in the transaction's Documents section — offers, disclosures, signed agreements, inspection reports. You can download, upload, or share from there.

How do I sign a document with DocuSign?

Click the DocuSign link in the email you received, click "Review Document", then click each yellow tab to sign or initial. Choose type, draw, or upload your signature, then click Finish. Everyone gets notified once all parties sign.

The page won't load / shows a blank screen.

Accepted Answer

Hard-refresh (Ctrl+Shift+R / Cmd+Shift+R), clear your cache, or try another browser. If it persists, tell us the URL and what you were doing, and attach a screenshot using the form below.

Question 18

Search results are missing listings.

Accepted Answer

Try clearing your filters and searching again. If a status filter (Pending/Sold) returns nothing, it may be a cached saved search — switch the status filter off and on once to refresh it.

Question 19

The map isn't showing pins.

Accepted Answer

Zoom the map in or out once — pins cluster when zoomed out. If it's still empty, check that you searched an address with a town or ZIP rather than a bare street name.
